Some spaces need significant re planning in order to deliver new services. At Downing Close we remodelled the ground to incorporate three larger bedrooms and a fully accessible bathroom. Our design included all structural calculations required to remove load bearing walls and install ceiling mounted H track hoists.

We designed and installed a new condensing boiler and low surface temperature radiators as well as low energy dimmable lighting. We also added thermal insulation to further reduce the energy consumption of the building.

Finishes were selected for their aesthetics as well as Equality Act and Document M Building Regulations compliance. We think the palette offers a refreshing and welcoming feel, without feeling institutionalised.

“When we initially sat down and talked through the brief both Peter and Lynne ensured they understood the look and feel the team wanted to achieve. Due to 7 Downing Close being a residential respite for people with varying degrees of disability, EOS understood right from the start that we needed to create a facility that would cater with everyone in mind – spacious, bright, fresh, clean lines but at the same time create a homely environment where people would feel at home.

The project was extremely challenging as the building had been left empty for 3 years or more and had deteriorated quickly in that time with the building becoming so damp producing green mouldy walls. The programme was tight but became even tighter when we took the decision to convert the four bedrooms into 3 to provide larger more spacious and flexible accommodation and an extremely large bathroom/wet room. We had to make changes to the structure and install steelwork to enable these changes to work.

EOS literally had to take the building apart to put back together again.

By attending weekly meetings with EOS and other business partners (Bromford Housing Association and SMBC) we were kept abreast of progress and milestones. Where practical the team held meetings on-site to see 1sthand the progress being made. Additional requests were implemented quickly and efficiently with updated cost plans and drawings forwarded by email. 

Quality goes without saying when working with EOS and attention to detail is always at the top of their agenda. They have completed jobs that haven’t been asked of them but know would make all the difference to the finished product, things like re-varnishing the windows, cleaning out of the gutters.

I always look forward to working alongside EOS, as I know if I have any queries or concerns Peter and Lynne are available, approachable and always do all they can to make something happen.
